How to Get HOA Approval for a Repaint Without Delaying the Job
A practical walkthrough of HOA and design-review color approvals in Maricopa County communities — what to submit, how long it takes, and how to avoid the two most common rejections.

Almost every master-planned community in Goodyear, Buckeye, Surprise and the rest of the Valley has an approved exterior palette and a design review process. It is not complicated, but it is slow if you start late. Here is how to keep it off the critical path.
Step 1: Get the actual palette
Ask your management company for the current approved color schemes — not a neighbor’s recollection of them. Palettes change, and many communities specify body, trim and accent as a set, not as individual colors you can mix freely. Verrado, Estrella and Marley Park all work this way.
Step 2: Choose the scheme in real light
Approved palettes usually look nothing like the printed chart once they are on stucco in full sun. Preview the options on a real photo in our color studio, then have us bring the actual sample boards to the walkthrough. Look at them morning and late afternoon on the sunniest elevation.
Step 3: Submit the right details
Most applications want: manufacturer, color name and code for each surface, a map or list of where each color goes (body, fascia, trim, pop-outs, garage door, front door, gates), and sometimes a photo of the house. We prepare this list for you as part of the scope so the submission is copy-and-paste.
Step 4: Build in the wait
Committees meet on a schedule. Two to four weeks is typical; some are faster, some meet monthly. Submit before you want to start, not after the estimate is signed. We will hold a tentative start window while approval is pending.
The two most common rejections
- A color from the palette applied to the wrong surface — using an accent color as a body color, for example. The palette is a set; keep each color in its lane.
- A “close enough” color from another brand. If the palette specifies a manufacturer, use it or get an explicit written match approval first.
If you are already painted and got a letter
It happens. Contact the management company, ask exactly which element is non-compliant, and get the fix in writing before repainting anything. Sometimes it is one trim color, not the whole house.
